From 2000 to the first half of 2008, house prices surged by 85% (53% inflation-adjusted), but the global financial crisis marked a turning point. Since then, recovery has been elusive, with house prices experiencing prolonged declines.
2008–2011: Prices fell by 1.9% (-7.8% inflation-adjusted).
2011–2014: The Eurozone debt crisis and new property taxes led to a sharper drop of 13.5% (-16.3% inflation-adjusted).
2015–2019: A slow decline continued, with an annual average fall of 0.7% (-1.25% inflation-adjusted).
2020–2021: Despite the pandemic, nominal prices rose modestly by 1.52% in 2020 and 4% in 2021, though inflation-adjusted gains were minimal.
2022–2023: While nominal prices increased, real figures painted a different picture—an 8.1% decline in 2022 and a slight recovery of just 0.8% in 2023.
