Our Take: The premium price here reflects the asset's "readiness." In the Valle d'Itria, installing a new in-ground swimming pool is increasingly difficult due to strict landscape restrictions (PPTR) and long permitting times. Buying a property with a pool that is already built and registered saves you 12–18 months of bureaucratic navigation. You are paying for the certainty of the amenity, not just the stone.
Alentejo Villa with Pool in Alandroal, Portugal

A detached 2-bedroom villa with 60 m² of living space on a 1,125 m² plot.

Our Take: This listing operates on the "managed residence" model. While you sacrifice total autonomy (you share the grounds/pool with neighbors), you gain operational security. For international buyers who cannot visit weekly to mow lawns or check pool pH levels, the shared maintenance fees are effectively an insurance policy against your holiday home becoming a burden. It is the "lock-up-and-leave" solution for the countryside.

This is a capital-appreciation play for a buyer willing to invest in energy efficiency retrofits.

Our Take: At €299k for 520m², the price is approx €575 per square meter. The current construction cost for a new build in Spain is generally well over €1,000/m². Therefore, you are buying this property for roughly 50% of its replacement cost. Even if it requires cosmetic updates, the financial floor is solid because you simply cannot build this volume of space for this price today.
Two-Apartment Mountain Villa in Posta, Italy

Price: €145,000 / $172,630
A detached villa divided into two independent apartments (Ground and First floor).
Includes a total of 3 bedrooms, 2 bathrooms, a garage, and a cellar.
Set on a 2,500 m² fenced plot at 1,000 meters altitude.

Our Take: While many buyers look for "1 Euro" ruins, the renovation costs (often €1,200/m²+) usually make them uneconomical. This property represents a smarter entry: a structurally sound, habitable detached villa for €145k.
