Hi again, future European homeowner!
If you open any news app right now, the general consensus seems to be that the sky is falling.
Between the macroeconomic charts, the geopolitical alerts, and the general hum of global anxiety, it is very easy to convince yourself that right now is the worst possible time to do anything significant. It is very easy to tell yourself to just wait it out. Wait for the markets to settle. Wait for things to "go back to normal."
But if you wait for the perfect moment to carve out your corner of the world, you will be waiting forever. The world has always been a little bit chaotic.
The best counter-move isn't to put your life on hold. It’s to find your coordinates, plant your feet, and build something anyway.
This week, we went looking for places that feel like a permanent exhale. From a massive olive grove outside Rome to a 17th-century palazzo in the Marche, these aren't just properties. They are anchors.
And if you’ve got your eyes set on Italy, our friends from Bitizenship can help!

Property Spotlight
A 20-Room Tuscan Hotel in Chianciano Terme, Italy

Price: €275,000 / $319,852
A 1,095 m² (11,786 sq ft) five-storey hotel building with 20 fully-equipped guest rooms
All 20 rooms include A/C, a mini-bar, wi-fi, and a private bathroom
The property features a private, well-kept garden, on-site parking, a breakfast room, and a large TV lounge
Strategically located in the spa town of Chianciano, near Val d'Orcia and Montepulciano
Our Take: This is a remarkable opportunity to acquire a fully operational, 20-room hotel in a prime Tuscan tourist hub for under €300k. The hotel is located in Chianciano, in the province of Siena, close to Val d'Orcia and Montepulciano, an area perfectly connected in central Italy. Its price point offers an exceptionally low barrier to entry into the hospitality market, with the potential for immediate cash flow from an established business.
Detached Villa in Almanzora, Spain

Price: €349,995 / $405,531
A 188 m² detached property set on a 1,200 m² plot with a double carport.
Features 4 bedrooms, 3 bathrooms, and a fully fitted modern kitchen with a separate pantry.
Includes an 8x4m automated saltwater pool and an outdoor kitchen with granite worktops.
Equipped with a 5kw solar system and located 1.5km from the town of Almanzora.
Our Take: Almeria remains one of the few Andalusian provinces where a fully modernized, detached asset with land trades under the €400k mark. The inclusion of a 5kw solar array and a saltwater pool significantly mitigates the two highest OpEx line items for southern Spanish properties (electricity for climate control and pool chemical maintenance). The property's legal status appears solid given the tarmac road access and main utility connections, likely bypassing the typical rural AFO (certificate of assimilation) hurdles.

Historic Palazzo in Cagli, Italy

Price: €335,000 / $388,157
A 360 m² historic palazzo distributed across three levels in the city center.
Includes three frescoed reception rooms, a marble staircase, and restored basement grottos (185 m²).
Features a 180 m² private outdoor courtyard for exclusive use.
Preserves original 17th-century architectural elements, including works by painter Alessandro Venanzi.
Our Take: Historic urban assets with substantial private outdoor space (a 180 m² courtyard) carry a significant premium in the Marche region. The roughly €930/m² valuation is highly competitive for a structurally sound palazzo with intact historical frescoes. The restored 185 m² basement grottos offer an immediate commercial arbitrage opportunity to pivot the asset into a boutique hospitality or enoteca operation without requiring heavy structural conversion permits.
Monte Alentejano in Estremoz, Portugal

Price: €330,000 / $382,364
A 106 m² traditional Alentejo house fully remodeled in 2020, set on a 2,140 m² plot.
Includes 4 bedrooms, 2 bathrooms, a swimming pool, and an established olive grove.
Features a 70 m² outbuilding currently requiring renovation.
Located approximately 30 minutes from Évora and 1.5 hours from Lisbon.
Our Take: The Estremoz corridor is seeing aggressive capital deployment from Lisbon buyers seeking rural retreats. The primary value-add play here is the 70 m² outbuilding. At a €330k entry point, converting that secondary structure into a high-yield short-term rental unit could drive the gross yield well above the regional average. The 2020 renovation of the main plumbing, electrical systems, and roof significantly derisks the immediate capital expenditure for the buyer.
Detached Villa in Naso, Italy

Price: €290,000 / $336,017
A 292 m² standalone villa divided into two independent living units.
Set on a 3,450 m² plot featuring an olive grove and fruit trees.
Includes 6 bedrooms, 3 bathrooms, and a panoramic terrace facing the Tyrrhenian Sea.
Features dual vehicular access, an unfinished garage, a water cistern, and an Imhoff septic system.
Our Take: Sicilian coastal-adjacent properties often suffer from legal irregularities, but the presence of an Imhoff tank and municipal water connections suggests strong compliance. The two-unit configuration is an ideal setup for a subsidized lifestyle model: living in one unit while leasing the other. The unfinished ground floor and garage present an opportunity to force appreciation through targeted cosmetic finishing rather than heavy, high-risk structural remediation.
Stone House in Trédarzec, France

Price: €115,000 / $133,248
A 30 m² traditional Breton stone tanner's house.
Sits on a 100 m² plot with a terrace, garden, and a small outbuilding with a water point.
Features a living room with a wood-burning stove and an upstairs kitchen and bathroom.
Located 5 minutes from the port of Tréguier and in immediate proximity to the GR34 coastal path.
Our Take: This is a micro-asset play. At 30 m², the roughly €3,800/m² price is elevated for the Côtes-d'Armor region, but the absolute capital requirement is exceptionally low. The proximity to the GR34 hiking trail makes this a highly liquid, easily monetisable asset for the seasonal hiker market. However, investors must factor in the incoming DPE (Energy Performance Certificate) regulations in France, which will mandate insulation upgrades for properties of this age to remain legally rentable long-term.
Country Finca in Alozaina, Spain

Price: €149,000 / $172,643
A 44 m² open-plan studio property built in 2007.
Situated on a 10,724 m² mixed-terrain plot divided by a dirt track.
Includes a 28 m² covered terrace and an outdoor kitchen area with a BBQ.
Connected to municipal water, a shared well, and mains electricity.
Our Take: Land valuations in the Málaga interior are heavily dependent on water access. Securing both municipal water and a shared well on a 10,000+ m² plot for under €150k provides excellent agricultural or off-grid security. The 44 m² structure is legally defined, but expanding its footprint may be restricted by Andalusian rural zoning laws (LISTA). This functions primarily as an entry-level land banking play with an immediate, modest habitable base.
Secret Deal of the Week
Casale in Salisano, Italy

Price: €260,000 / $301,256
A 150 m² fully renovated rural home divided into three separate structures.
Includes a 21,000 m² plot currently operating as a productive olive grove and woodland.
Features an 80 m² cantina with dual entrances and utility connections.
Located approximately 1 hour from Rome and 2 km from the village of Salisano.
Our Take: Agricultural assets with proximity to Rome (under 60 minutes) are retaining strong valuations despite broader macroeconomic tightening. The 21,000 m² productive olive grove offers favorable tax classifications for agricultural entrepreneurs (IAP). Furthermore, the 80 m² connected cantina provides substantial volume for conversion, effectively dropping the per-square-meter acquisition cost if legally transitioned into residential or agriturismo space.

It is tempting to look at the news and decide that the safest thing to do is absolutely nothing.
But a 17th-century palazzo in Italy has survived a lot of news cycles. A Portuguese olive grove will keep growing regardless of what the stock market does on a Tuesday.
Real estate - the physical, stone-and-mortar kind - has a funny way of putting things into perspective. It outlasts the noise.
