Sales increased by 1.2% in Q2 2024 compared to the previous year
Around 186,000 homes were sold, over 2,000 more than in Q2 2023
Average prices rose 2.1% annually, reaching €1,857 per square meter
This marks a positive turn after six quarters of decline
Regional Variations:
Growth is stronger in Northern and Central Italy
Smaller municipalities are outpacing provincial capitals, with a 1.6% increase compared to 0.2%
This trend suggests growing interest in suburban and rural areas
Major Cities Spotlight:
Milan remains the most expensive city (€4,989/sqm), with a 49% price increase over the last decade
Rome offers more affordable options (€3,042/sqm), but has seen a 13% price decrease in ten years
Genoa (+3.9%), Rome (+3.4%), and Palermo (+0.7%) show positive sales trends
Florence, Milan, Bologna, Turin, and Naples experienced slight declines but are showing signs of improvement
Affordable Areas:
In Milan: Vialba-Gallaratese (€2,912/sqm) and Baggio (€2,979/sqm) offer lower prices
In Rome: The eastern outskirts (€1,959/sqm) and areas like Labaro-Prima Porta offer more affordable options
Provincial towns often provide significantly lower prices than city centers
Mortgage Trends:
ECB interest rate cuts are benefiting borrowers
Monthly payments for a €200,000, 30-year variable rate mortgage decreased from €1,026 in January to €985 in September 2024
Fixed-rate mortgages also saw decreases, with monthly payments dropping from €843 to €819 for similar terms
2025 Forecasts:
A national price increase of 3.1% is expected
Milan is leading with a projected 6.9% growth
Venice (+6.5%), Rome (+6.0%), and other major cities like Bergamo, Bologna, and Naples are also expected to see significant increases
The prime segment, especially in Milan, is expected to remain strong due to limited high-quality supply
Long-term Perspective:
Italy has seen relatively modest price increases (+8.8%) over the past decade compared to other EU countries
This suggests potential for growth and investment opportunities in the coming years
Despite past challenges, Italy's real estate market is showing resilience and potential for growth. Opportunities exist for both investors and homebuyers, especially in smaller municipalities and certain major cities. However, the market remains diverse, with significant variations between regions and city areas.
